Development Projects Move Forward in Irving

Plans for several major developments in Irving continue to move forward and will offer residents, visitors and businesses with a variety of activities and entertainment options.
 
Water Street
Necessary plan approvals for Water Street, a major mixed-use project to be located in the Las Colinas Urban Center, have been under way for the past year. Zoning and plat plans, and site plans for underground parking, have already been approved. Plans for street layout and the first retail building, which will face Lake Carolyn, are being finalized.
 
Gables Residential, the Water Street developer, also has been working with Dallas County Utility and Reclamation District to reclaim approximately 1.2 acres of land from Lake Carolyn. Building permits have been issued for construction of the lake wall and the building permit for the underground parking should be ready within the next several weeks. 
 
“We are diligently moving through the process to begin construction on the Water Street development,” said Tom Bakewell, regional vice president of Gables Residential. “A lot of hard work, time and effort have been put into this project and we are excited to see the plans move forward and begin to take shape.”

Bakewell stated that Gables intends to break ground this summer to open 130,000 square feet of retail by fall 2010.

Las Colinas Station

Plans for another large development project called Las Colinas Station continue to move forward as well. ICON Partners, the project developer, presented plans and a funding request to the City Council Audit and Finance Committee on April 16.

The project, located adjacent to a planned DART station, is situated at the northeast corner of O’Connor Boulevard and Lake Carolyn Parkway.  Phase 1 plans include 335,000 square feet of office space, 260 high-rise residential units and a structured parking garage with 1,500 spaces.

Recently, ICON Partners has received interest from several potential tenants with needs ranging from 160,000 to 275,000 square feet of office space. ICON Partners has submitted its application for rezoning and has spent approximately $2 million on architectural, engineering and construction documents.
 
According to Marc Sullivan, senior vice president, ICON Partners intends to begin construction of Las Colinas Station this winter and “remains committed to delivering a true high-density, first-class transit oriented development project.”
